Terms and Conditions

Upon receiving the rental deposit due and a signed, dated copy of this Rental Agreement, your reservation will be confirmed and a rental confirmation will be emailed to you.

A separate security deposit of __$0__ is required to hold your vacation rental reservation, due at time of booking.

Check-in time is 3p.m. Check out time is 10:30 a.m.

Cancellations within 60 days prior to your arrival date are subject to forfeiture of 100% rental fee depending on if a replacement rental is obtained. For Thanksgiving, Christmas and New Year weeks cancellations are subject to a 20% fee if more than 60 days prior to your arrival. TRAVELER’S CANCELLATION INSURANCE IS HIGHLY RECOMMENDED INCLUDING TRIP CANCELLATION INSURANCE YEAROUND. BE AWARE THAT HURRICANE SEASON RUNS, JUNE 1 TO NOVEMBER 30TH. No credits, reimbursement or refunds will be given in the event the property becomes unavailable due to force majeure, pandemics, Acts of God, storms, earthquakes or other natural disasters.

Leeward has solar power, battery storage and a 10KW generator as backup to the grid but power outages sometimes occur in the Virgin Islands. Similarly, although we will make every effort to ensure fast internet connectivity, we cannot guarantee the robustness of this service. The land line telephone and cable TV are also beyond our control. We will not be held responsible if any of these services or other services beyond our control are not available, and no credits or refunds will be given.

Pools on St John are rarely fenced off and Leeward is no exception. Owner is not liable or responsible for pool accidents. Please obey the pool rules that are posted pool side. There is an infinity edge and under no circumstances should guests climb on to that edge. The minimum depth is 5 feet (1.5 meters) although there are shallow steps leading into the pool. MINORS MUST BE SUPERVISED AT ALL TIMES.

No drones are allowed at the property in order to respect the privacy of nearby homes.

No smoking and no pets are allowed on the property.

No naked flames (ie. Candles) are allowed on the property. There are battery operated candles around the house.

If the number of guests differs from that on this Agreement, please let us know and the amount charged and due will be amended. The property has a guest maximum occupancy of 8-10 (4 king sized beds and various air mattresses, a baby playpen/cot) A rollaway bed can be rented if needed.

The Owner, property manager, and their agents have the right to enter the property for the protection, inspection, repair or maintenance of the property, or enforcement of this Agreement.

You must be 25 years of age to rent this property or to rent a vehicle on St. John.

Parties, social events, and activities where guests not listed on this Agreement or exceeding the occupancy limit are not allowed unless previously approved by the owner.

No subleasing, transfer or assignment of this Agreement is allowed.

Renter understands and agrees that the violation of any of the terms of this Agreement or of any applicable law may result in termination of the Agreement. Renter agrees to pay any attorney’s fees and costs incurred by Owner to enforce the terms of this Agreement.

As the responsible party signing this Agreement, Renter must personally be in residence during the entire stay. Renter is responsible for the conduct of all persons invited or allowed to remain on the property during the rental. Renter has the consent of all rental guests to accept this Agreement on all rental guests’ behalf and Renter has shared the terms and conditions of this Agreement with all rental guests. Renter agrees to defend, indemnify, release, waive and hold Owner and the property manager harmless from any and all liabilities, personal injuries, property damage, losses, demands or claims incurred by Renter, rental guests, or invitees. Renter agrees that it is the sole responsibility of the parent or legal guardian of any minor child or children occupying the property, or other responsible adult occupying the property, to safeguard and protect said child or children. Renter acknowledges that the property has no child safety devices affixed to the property.

Lock all doors when you leave the house to keep your personal items safe. There are safes available for storing guest valuables and should be used at all times. The Owner and property manager are not liable or responsible for personal items left behind, lost or stolen.

Renter shall leave the property at the end of this Agreement in the same condition as is existed at check in, and no items not belonging to Renter shall be removed from the property. Renter shall be responsible for any damage to the property beyond normal wear and tear. Please alert property manager to any accidental damage or malfunctions.

Renter shall abide by all rules posted at the property, including but not limited to rules relating to return of keys, housekeeping, garbage removal and use of the pool.

Please respect the property and the residential neighborhood where it is located.
